DETACHED COTTAGE OVERLOOKING THE LUXULYAN VALLEY This delightful old tin miner s cottage has been built on the side of a valley and over the years has been thoughtfully extended to provide spacious accommodation yet still retains its traditional charm The cottage is approached via a steep country lane and nestles at the end of a pretty private drive yet it is conveniently located from the A390. Within a few minutes walk of the cottage is The Luxulyan Valley a walkers paradise with its public paths and woodland treks to explore. The beach at Par is 10 minutes by car and leads to several other sandy beaches and secluded coves. You will be ideally based for exploring the whole area with The Eden Project a 10 minute drive the beautiful harbours of Charlestown and Mevagissey the market town of St Austell Lost Gardens of Heligan and numerous National Trust properties and gardens all within easy reach. The cottage has a unique layout due to the nature of being built on the side of a valley and is approached via many external steps. The accommodation offers THREE bedrooms: on the first floor and approached via cottage style stairs is 1 double with valley views with en-suite shower room and WC and 1 twin. On the ground floor 1 double. Bathroom: Jack and Jill style accessed from the landing and double room with shower over bath and WC. Lounge: approached via a second set of cottage style stairs with electric effect woodburner TV DVD and patio doors opening onto a decked area that leads to the garden. Snug: with woodburner (first basket of logs included) TV and DVD on the ground floor. Kitchen/diner: with electric range oven and hob microwave dishwasher and fridge/freezer. Utility room: with washing machine freezer and WC. Outside: accessed via external stone steps is a tiered garden with a small raised pond (care to be taken with children) lawn area with seating and BBQ. Amenities: ample parking. Bed linen towels electric central heating and Wi-Fi included. Regret no smoking. Regret no pets. Additional info: care must be taken with external and internal steps. Location: beach 2.5 miles shops and pubs all 1.5 miles.

Par is a fishing port and town in south Cornwall, England. It is not far from St Blaise, Tywardreath, Lanlivery, Trethurgy, Luxulyan, and Golant and is one of over 250 towns and villages in Cornwall in which Go2 has cottages or holidays lets available. The nearest cities are Truro, Plymouth and Exeter.
The harbour and the beach at Par Sands are towards the south of the town, with another beach at Spit Point to the west of the harbour. There are various shops, a pub and a post office, in the town, through which the South West Coast Path passes as it links the two beaches at Par.
